The office building is scheduled for completion by the second quarter of 2029 in the dynamic Hammerbrook business district and offers a total of around 17,000 m² of rental space. Seven floors provide room for over 900 workspaces, spacious communal areas, a restaurant/café area, balconies, and roof terraces. The building's design was created by agn Leusmann Architekten and combines a striking Hanseatic loft architecture with flexible New Work concepts.

This is exactly what the concept of the N50 is geared towards."
For InnoGames, modern, creative work environments with open communication zones and diverse lounge areas are being created. The planned highlights include a spacious event area for town hall meetings. "Our teams work in a highly collaborative and creative way – this requires spaces that promote exchange while also allowing for retreat," says Michael Zillmer, Co-Founder and Chief Operating Officer of InnoGames. "With the N50, we are creating an environment that offers exactly this balance and provides our team in Hamburg with an inspiring setting for the long term. The project also sets standards in terms of sustainability: The building is targeting a LEED Gold certification, complemented by construction adhering to the KfW-55 standard. Sustainable features include an improved indoor climate, reduced water consumption, as well as exterior landscaping and urban gardening areas. In addition to around 80 underground parking spaces, 50 EV charging stations, 8 outdoor parking spaces, and 182 bicycle parking spaces, the building offers a high quality of stay with around 500 m² of terraces and balconies, alongside 230 m² of roof terraces. Furthermore, a WiredScore Platinum certification is being targeted for its digital infrastructure. Colliers Hamburg acted as the broker for the lease.
"At around 8,200 m², this is the largest lease signing of the year to date and one of the largest new leases in recent years in the City-Süd area – a strong deal that also serves as a clear statement for the location. A key success factor was the highly professional, cooperative, and open collaboration among all parties involved. InnoGames addressed its own office space situation at an early stage. This gave us the opportunity to examine a broad spectrum of planned new construction projects. The early commitment to the submarket also contributed significantly to the successful conclusion," says Jan Kaetow, Head of Office Letting at Colliers Hamburg.
Hammerbrook is one of the most important office locations in Hamburg and boasts the second-highest corporate density in the city, just after the city center. Around 800 companies have already settled in the district nestled between canals and waterways. Capstone Legal provided legal counsel for the transaction on the landlord's side. The tenant side was legally advised by Demirel & Sellhusen.
